Digital Realty: Global Colocation & Data Center Solutions
Digital Realty provides global data center, colocation, and interconnection solutions for enterprises and service providers through its PlatformDIGITAL platform.
Overview
Digital Realty (NYSE: DLR) is one of the world’s largest full-service data center providers, offering a comprehensive suite of colocation, interconnection, and cloud-neutral solutions. Founded in 2004 and headquartered in Austin, Texas, the company has grown into a global powerhouse through strategic acquisitions—most notably the merger with Interxion and the acquisition of Teraco—expanding its reach across more than 50 metros in over 25 countries.
The company serves a diverse clientele, ranging from the world’s largest hyperscale cloud providers and social media platforms to global financial services, manufacturing, and healthcare enterprises. Digital Realty’s core value proposition lies in its ability to solve the complex infrastructure challenges of the digital economy. By providing the physical foundation where data lives and exchange occurs, they enable businesses to scale their digital operations globally.
Their service portfolio is structured around three main pillars:
- Data Center Solutions: Providing everything from single-rack colocation to massive, dedicated wholesale data centers.
- Interconnection: Facilitating secure, low-latency connections between customers, partners, and service providers via physical cross-connects and virtual fabric.
- Managed Services & Support: Offering expert guidance on infrastructure design, deployment, and operational management.
With a market presence that spans North America, Europe, Latin America, Africa, and Asia-Pacific, Digital Realty acts as a central nervous system for global internet traffic and corporate data exchange.
Positioning
Digital Realty positions itself as the "Global Foundation for the Digital Economy." Their strategic positioning is built on the intersection of scale and connectivity. While Equinix is often viewed as the leader in retail colocation and interconnection, and companies like CyrusOne focus on wholesale hyperscale, Digital Realty occupies a unique middle ground, successfully competing in both segments.
Their messaging focuses on three strategic pillars:
- Solving Data Gravity: They position themselves as the only provider with the architectural framework (PDx) specifically designed to mitigate the performance and cost issues associated with massive data growth.
- Global Reach, Local Expertise: They emphasize their massive international footprint as a "borderless" platform, appealing to Fortune 500 companies that need a single partner for global expansion.
- Future-Proofing for AI: Recently, their positioning has shifted heavily toward being the preferred home for Artificial Intelligence. By highlighting their high-density power capabilities and liquid cooling readiness, they differentiate themselves from older data center providers whose infrastructure cannot support the thermal demands of modern GPU clusters.
In competitive bake-offs, Digital Realty differentiates by offering more flexible contract structures and a broader range of space options than their primary competitors, positioning themselves as a more versatile long-term partner for the evolving hybrid-cloud journey.
Differentiation
The cornerstone of Digital Realty’s product strategy is PlatformDIGITAL®, a global data center platform designed to enable the "Data Fabric" for modern enterprises. While many providers offer simple colocation, Digital Realty provides a standardized architecture that addresses "Data Gravity"—the phenomenon where large datasets attract applications and services, making them difficult to move.
Key product differentiators include:
- ServiceFabric™: An orchestrated interconnection and software-defined networking solution that allows customers to manage their global connections through a single interface, integrating private infrastructure with public clouds like AWS, Azure, and Google Cloud.
- Pervasive Data Center Architecture (PDx): A proprietary methodology that helps enterprises decentralize their IT infrastructure and deploy hubs closer to users and data sources.
- Hybrid IT Enablement: Their facilities are unique in their ability to house both high-density liquid cooling for AI/HPC workloads and traditional colocation within the same campus.
- Global Footprint Consistency: They offer a "one-pane-of-glass" management experience across 300+ facilities globally, ensuring that a deployment in Singapore feels and operates the same as one in Ashburn or Paris. This technical consistency reduces operational overhead for global IT teams.
Ideal Customer Profile
The ideal Digital Realty customer is a mid-to-large enterprise or service provider with a global mindset.
- Company Size: Typically $500M+ in revenue, though smaller high-growth tech firms are common.
- Industry: Strongest in Financial Services, Cloud/SaaS, Content/Media, Healthcare, and Manufacturing.
- Technical Maturity: High. These customers usually have internal IT infrastructure teams and a clear hybrid cloud or multi-cloud strategy.

Pricing Models
Pricing is typically structured as a combination of recurring and non-recurring costs:
- Space: Priced by the cabinet (Retail Colocation), cage (Private Cage), or square footage (Wholesale/Scale).
- Power: Usually billed based on a fixed kW draw or a "metered" model where you pay for actual consumption plus a base fee. Power is the primary cost driver.
- Interconnection: Monthly recurring charges (MRC) for physical cross-connects and usage-based or tiered pricing for ServiceFabric™ virtual connections.
- Remote Hands: Hourly rates or monthly buckets for physical onsite assistance (rebooting servers, swapping tapes, cabling).
- Setup Fees: One-time non-recurring charges (NRC) for installation, cabling, and site preparation.
Technical Requirements
While Digital Realty provides the facility, customers must meet certain technical standards:
- Hardware Compatibility: Equipment must fit standard 19-inch or 23-inch racks unless a custom wholesale suite is utilized.
- Power Requirements: Hardware must support the voltage and phase configurations provided (e.g., 208V, 415V; Single or Three-phase).
- Cabling Standards: Use of specific fiber (Single-mode/Multi-mode) and copper (Cat6/6a) types for cross-connects to ensure signal integrity.
- Network Equipment: Customers must provide their own routers/switches capable of BGP if they intend to manage their own IP space or complex peering.
- Environmental Tolerances: Equipment must operate within ASHRAE guidelines for temperature and humidity maintained by the facility.
Business Requirements
To successfully partner with Digital Realty, organizations should prepare across several fronts:
- Capacity Planning: A clear understanding of current and 3-year projected power (kW) and rack-space requirements is essential to avoid over-provisioning or running out of contiguous space.
- Network Architecture Readiness: Teams must be prepared to transition from traditional MPLS or point-to-point circuits to software-defined interconnection (SDI) if they intend to use ServiceFabric™.
- Operational Staffing: While Digital Realty provides "Remote Hands," customers typically need internal or third-party engineering staff to manage the physical hardware, as this is primarily a colocation/wholesale provider, not a managed services provider.
- Sustainability Alignment: Stakeholders should align on green energy goals, as Digital Realty provides extensive reporting on PUE (Power Usage Effectiveness) and carbon footprint metrics.
Implementation Timeline
A typical deployment follows these phases:
- Discovery & Design (2-4 Weeks): Evaluation of power density, layout, and interconnection requirements.
